22、-Verhltnis Es muss die Frage geklrt werden, was be-stimmte Nutzenaspekte dem Bauherren bei der Investition wert sind. Gerade der Kostenaspekt stellt ein Spannungsfeld dar, denn in der Bauphase orientieren sich die Ent-scheidungen an aktuellen Problemstellungen und an den Investitionskosten. Nutzenas

23、pekte treten hufig in den Hintergrund und werden wenig be-achtet. Whrend der Nutzung dagegen orientieren sich die Entscheidungen an konkreten Bedrfnis-sen und an den individuellen Wnschen gegebe-nenfalls wechselnder Bewohner. Wesentlicher Bestandteil der Beratungsleistung muss es sein, zum Zeitpunkt

24、 der Entscheidungen in der Pla-nungs-/Bauphase aktuelle und zuknftige Anforde-rungen von Nutzern abzustimmen und gegebenen-falls Optionen fr Nachrstungen einzuplanen. Neben den Themen Energie, Sicherheit, Kommu-nikation und Komfort sind drei weitere Entwick-lungen zu benennen: a) Verbreitung und Nut

25、zung des Internets als In-formations- und Dienstleistungsplattform b) demografische Entwicklung c) Nachfrage nach Assistenzfunktionen Gebude mit konventionellen elektrotechnischen Infrastrukturen stoen hier schnell an ihre Grenzen. Die technischen Systeme sind traditionell in ge-trennte Gewerke aufg

26、eteilt. Ein systembergrei-fender Informationsaustausch und entsprechende Steuerungen sowie Anpassungen an sich ndernde Anforderungen in der Nutzungsphase sind nicht mglich. Es fehlt eine geeignete vernetzte elektro-technische Infrastruktur als Basis fr individuelle Wohnlsungen. Introduction Domestic

This has to be taken account of in the planning process. Flexibility Requirements can vary. They depend on i

28、ndi-vidual aspects of a persons lifestyle and can change in importance depending on age, family and occupational situation as well as techno-logical and social trends. The adaptability of an overall solution to changing requirements has to be evaluated. Cost/benefits ratio The question has to be ans

29、wered as to how much the building owner/investor is prepared to invest in individual beneficial aspects. The cost aspect is particularly important as in the construction phase decisions are based on current problems and investment costs. Benefit aspects are frequently assigned a background role and

30、receive little attention. In the course of usage, however, the decisions are based on concrete needs and the indi-vidual requirements of, possibly, different users. It must be an important part of the advisory service to coordinate the current and future requirements of users at the time of decision

31、s in the planning and construction phase, and to include options for subsequent changes. Alongside issues of energy, security, communica-tion and comfort, three further developments must be taken into consideration: a) dissemination and use of the Internet as an in-formation and services platform b)

32、 demographic trend c) demand for home automation technologies Buildings with conventional electrical infrastruc-tures quickly reach their limits here. The technical systems are traditionally divided into separate units, depending on which craft is executing them. An inter-system exchange of informat

33、ion and the corresponding control systems as well as adapta-tions to changing requirements are not possible to introduce during the usage phase.
